As former "remote" long-term and vacation rental property owner investors, Todd and Irma understand the challenges managing investment property remotely. After purchasing their first 30A vacation rental, while living in Texas, Todd and Irma were challenged with determining how to manage weekly vacation rentals from another state. The traditional commissioned property management companies offered a valuable service, but 20% to 30% commission and additional renter fees were too expensive. And, with large portfolios the commissioned management companies were unable to provide the personal touch Todd and Irma wanted.
It wasn't the management expense that concerned Todd and Irma the most - it was that in the traditional commissioned property management model they would lose control of their home. The management company would own the guest (names and contact information is considered sensitive information not shared with the property owner), marketing material (photos, video, etc.), nightly rate pricing, Todd and Irma would pay commission (10% to 15%) for any booking they generated, and in some cases pay to stay in their own home. They found that most management companies add various miscellaneous renter fees (linen fee, resort fee, application fee, processing fee, to name a few) that drive up the total renter cost - not the experience they wanted. In short, Todd and Irma were being asked to sign over their home to the management company. There had to be a better way!
